When I first got into real estate, I thought the job was mostly about opening doors, writing contracts, and helping people buy or sell homes.
I couldn’t have been more wrong.
The longer I’ve been in this business, the more I’ve realized that real estate is about people. Every move comes with excitement, stress, uncertainty, and big life changes. Looking back, there are a few things I wish I had understood from the very beginning. These lessons have shaped how I work today, and they are the same advice I now share with every client.
There Is No Such Thing as the “Perfect” Time
Many people wait for the perfect market, the perfect interest rate, or the perfect home.
The truth is, perfect rarely exists.
Markets change. Interest rates move. New homes come on the market every day. Waiting for everything to line up perfectly can sometimes mean missing great opportunities.
Instead of chasing perfect timing, focus on whether the move makes sense for your life and your long-term goals.
A Home Is More Than an Investment
Of course, buying a home is a financial decision.
But it is also where birthdays are celebrated, holidays are spent, kids grow up, and memories are made.
Sometimes buyers become so focused on numbers that they forget how important it is to picture their everyday life in the home.
The best home is one that works for both your finances and your lifestyle.
Preparation Makes Everything Easier
Whether you are buying or selling, preparation matters.
For buyers, getting pre-approved before looking at homes makes the process smoother and gives you confidence when the right home comes along.
For sellers, preparing your home before listing can make a huge difference in how quickly it sells and the offers you receive.
A little planning upfront saves a lot of stress later.
Communication Changes Everything
One of the biggest lessons I’ve learned is that people simply want to know what’s happening.
Buying or selling a home can feel overwhelming when there are so many moving pieces.
That is why I believe in staying in touch, answering questions, and explaining each step along the way. Good communication helps clients feel confident, even when the process gets complicated.
Every Situation Is Different
No two buyers are the same.
No two sellers are the same.
The advice that works for one family may not be the right advice for another. Every client has different goals, timelines, budgets, and priorities.
That is why I never believe in a one-size-fits-all approach. Listening always comes before giving advice.
Relationships Matter More Than Transactions
One thing I wish I had realized sooner is that the closing table is not the end of the relationship.
Some of my favorite moments happen long after the sale is complete. Watching families settle into their homes, celebrating milestones, and helping them again years later is one of the most rewarding parts of my job.
Real estate is built on relationships, and those relationships last far beyond moving day.
Final Thoughts
If I could give my younger self one piece of real estate advice, it would be this:
Always put people first.
Homes will come and go. Markets will rise and fall. The paperwork will eventually get signed.
What people remember is how you made them feel during one of the biggest milestones of their lives.
That is the advice I still try to follow every single day.
